Short answer: A wooded 2-acre lot north of Rockford listed around $150,000–$190,000 is usually a well-and-septic lot. Before you can pour a footing, plan on a soil evaluation, a septic system, a well, a driveway, clearing and utility runs. Those site costs can change your total more than the difference between two lot prices. Here’s how we’d look at it.
The lot
- About 2.2 acres, wooded, in a small cluster of new lots north of Rockford
- Listed in the $150K–$190K range, which is typical for wooded home sites here right now (big farm parcels pull the overall Rockford-area land average down to about $32,000 an acre, but smaller wooded lots cost much more per acre)
- Rockford Public Schools
- No public sewer or water
What we’d check first
- Septic. A soil evaluation through the Kent County Health Department decides whether you get a standard system or an engineered one, and where the house can sit.
- Deed restrictions. New lot clusters often have minimum square footage, material rules or architectural review.
- Slope and trees. Rolling wooded lots often allow a walkout lower level. We’d clear only what the house, septic field and driveway need.
- Driveway and utilities. How far power, gas (if any) and internet have to travel from the road.
- Well. Typical depth and water quality in the area.
How the budget stacks up
On lots like this, site work (well, septic, driveway, clearing, utility runs) is a real line item before the house starts. We price it for your specific parcel in a Free Lot Check. On top of that goes the home itself. Our completed homes run from about $420,000 for ~2,650 sq ft to around $1 million for 3,990 sq ft at grade A. See the breakdown.
That’s why a $150K lot and a $190K lot can end up at the same total. The cheaper lot might need an engineered septic system or a longer driveway.
What would fit
On 2+ acres with some grade, a ranch with a walkout lower level is usually the most efficient layout: one-floor living and cheap finished square footage below. See ranch or two-story on a sloped lot and our Urban Ranch on Courtland Township acreage.
