Custom Home Building Questions, Answered
Straight answers about cost, land, timelines and how building with Highline works.
Cost
How much does a custom home cost with Highline Homes?
Plan-based homes start around $400,000 and most fully custom homes land between $600,000 and $1.5 million for the home, before land. Estate and lakeshore homes run $1.5 million and up.
Why doesn’t Highline quote a price per square foot?
Because the lot, the site work, the shape of the house and the finish level move the price far more than size. Two homes of the same size can differ by $200,000 or more.
What is the preconstruction fee?
It covers the full line-by-line estimate, plan and zoning review, site visits and build-ready blueprints. It starts at $5,000 and is credited 100% toward your project when you sign to build. If you don’t build, you keep the blueprints.
Is the price fixed?
Yes. You get a fixed cost estimate before construction. Anything above an allowance is priced in writing as a change order you approve before anything is ordered.
Land
Can I build on land I already own?
Yes. Most Highline homes are built on the client’s own lot across Kent, Ottawa and Allegan counties.
Will Highline look at a lot before I buy it?
Yes, for free. Send the address or parcel number and we’ll tell you what the lot will let you build: utilities, slope, access and anything that could change the budget. Request a Free Lot Check.
Does Highline build on well and septic lots?
Yes. Much of the land around Rockford, Sparta and Ada is well and septic. A soil evaluation comes first, and we plan septic and well placement before the house is designed.
Can I build in a subdivision with covenants?
Yes. We design to the covenants, prepare the architectural review package, and build the review time into the schedule.
The build
How long does it take to build a custom home?
Construction typically takes six to twelve months. Drawings and a fixed cost estimate usually come two to three weeks after the site visit and plans.
Does Highline build ranches or two-stories?
Both. On sloped lots, a ranch with a walkout lower level is often the most efficient choice. The lot usually decides.
Do Highline homes have finished basements?
Most do. In Michigan the foundation already goes below the frost line, so a finished lower level is usually the least expensive finished square footage in the house.
Can Highline build a pole barn or shop with the house?
Yes. The Urban Ranch in Courtland Township has a pole barn finished to match, and we plan outbuildings together with the home and septic.
