What It Costs to Build a Custom Home in Grand Rapids
Most Highline homes land between $600,000 and $1.5 million. Here’s why we won’t give you a cost per square foot, and what we give you instead.
Our proven ranch and two-story plans, tailored to your lot and finishes. The fastest, lowest-cost path.
Fully custom, designed for you and your land. The heart of what we do.
Larger footprints, premium sites and elevated finishes. Select projects each year.
Home only, land not included. Every range comes from homes we’ve built in Kent County since 2017.
Why we don’t quote cost per square foot.
Two 2,400-square-foot homes in Kent County can differ by $200,000 or more with the same “price per foot” on paper, because the number hides everything that actually drives cost.
Quoting one would mean padding it to be safe, or lowballing it and letting the budget blow up at the design table. So we do something harder and more useful: we estimate your home, on your lot, against homes we’ve already built.
The lot
Well, septic, a long driveway and clearing can swing a budget by $40,000 – $120,000 before a footing is poured.
The shape of the house
A 2,400 sq ft ranch has twice the foundation and roof of a 2,400 sq ft two-story.
What gets counted
Garage, finished basement and porches are counted differently by different builders.
Kitchens, baths and windows
Three full baths, a chef’s kitchen and a wall of glass carry costs that have nothing to do with floor area.
Finish level
Quartz or marble, LVP or white oak, semi-custom or custom cabinetry. Same footprint, very different number.
Mechanicals and energy
Zoned HVAC, in-floor heat, a generator, spray foam: invisible on a plan, very visible on the total.
An estimate built from our own homes.
Every home we’ve built since 2017 lives in our database: lot conditions, foundation, square footage by level, bath count, finishes and what it actually cost. Our estimator compares your plans against the homes most like yours.

Questions, answered
So how much does it cost to build a custom home in Grand Rapids?
Most Highline custom homes fall between $600,000 and $1.5 million for the house, land not included. Plan-based homes start around $400,000, and estate homes run $1.5 million and up.
Why won’t you tell me a cost per square foot?
Because it would be wrong for your house. The lot, the shape of the home, how square footage is counted, the kitchens and baths, and the finish level each move the total far more than floor area does.
Is the estimate free?
The initial consultation and range are free. The full line-by-line estimate, plan review, site visits and build-ready blueprints are our preconstruction service, from $5,000 to $17,500, and 100% of that fee is credited toward your project at contract signing.
Is the price really fixed?
Yes. Once your floor plan is finalized and selections are made, we issue a fixed cost contract, line by line. Anything above an allowance is priced in writing before it’s ordered.
Do I need to own a lot before we talk?
No. Many clients come to us before buying land, and we’ll evaluate any parcel you’re considering.
